What is a QAV?
The QAV report is a USPAP compliant restricted use appraisal report designed to help you address your current financial situation. With this appraisal you will know:
  • The estimated market value of your house
  • The average and median sales price in your immediate neighborhood
  • The average and median sales price in your immediate neighborhood one year ago
  • The average marketing time for homes in your immediate neighborhood
 
Is this service for me?
The QAV report is intended to aid in financial planning for home owners. If you are:
  • A homeowner wanting to figure the equity you have in your house
  • A homeowner trying to decide if now is the time to sell your house
  • A lender who has a client wanting to refinance but doesn't want to pay the cost of a full  appraisal to determine eligibility
Am I elligible for a QAV appraisal report?
If you are a homeowner and live within:
  • Helena (including Helena Valley)
  • East Helena
  • Mt. City
  • Clancy 

This service is available for outside locations with an additional cost of between $50 and $100. See our list of covered areas for outside locations.

Why not order a real appraisal?

The QAV report IS a REAL appraisal completed by state certified real estate appraisers. This service is intended to aid in financial decision making and for peace of mind without paying the fee for a complete apprasial report.

Please keep in mind, the report you recieve will not be suitable for a lender to use, however we will work with the lender of your choice and can upgrade the report for an additional fee. The additional fee will vary depending on your home and the type of report your lender needs. The additional cost you incure will not be any more than if you were to have orded a complete appraisal report from us in the first place.

How much does a QAV cost?

$175.00 for our locally covered areas.

  • Additional fees may apply for outside locations
  • Upgrade to a full appraisal report for no more than if you were to have orded a complete appraisal report from us in the first place.
